Carpet Cleaning Before Moving Out or Selling: What Matters

Carpet cleaning before moving comes down to two audiences: a landlord who is deciding what to deduct from your deposit, or a buyer who is deciding what to offer. Both are looking at the same floor, and both are forming their opinion at a specific moment you can plan around. Clean after the house is empty, and at least a day before the walkthrough or the photos.

Here is how to make that money actually do something.

If you are renting: what Minnesota law says

Minnesota Statutes section 504B.178 sets the standard. A landlord may withhold amounts reasonably necessary to remedy tenant defaults in the payment of rent or other funds due, or to restore the premises to their condition at the commencement of the tenancy, ordinary wear and tear excepted.

That last phrase does most of the work. Two years of walking down a hallway produces traffic lanes. That is wear and tear. A cat that used the closet corner, or a spill that was never addressed, is a restoration item and it is chargeable. The distinction is condition, not time.

Two more provisions worth knowing:

  • Three weeks. After the tenancy ends, the landlord must return the deposit with interest or provide a written statement showing the specific reason for withholding any portion of it.
  • Specificity. A statement has to give the specific reason. A line that says “cleaning” with a number after it is not the same as an itemized explanation of what was restored and why.

Note also that a blanket lease clause requiring every tenant to pay for professional carpet cleaning regardless of the unit’s condition sits on shaky ground, because the statute ties withholding to what is reasonably necessary. If you are in a dispute, that is a question for a tenant attorney or your county’s housing court self-help resources rather than for a cleaning company.

The practical move is the same either way: clean the carpet, keep the receipt, and photograph every room after the clean and before you hand over the keys. A dated photo set plus an invoice is what turns a disagreement into a short conversation.

If you are selling: clean before the camera

Buyers form their opinion of a house in the listing photos, well before they stand in it. That is the moment worth spending on.

The National Association of Realtors 2025 Profile of Home Staging found that 83 percent of buyers’ agents said staging made it easier for a buyer to envision a property as their future home, and that the living room was the space buyers cared most about. Twenty-nine percent of sellers’ agents reported staging produced a 1 to 10 percent increase in the dollar value offered. That research measures staging rather than carpet cleaning, so treat it as directional. What it establishes is that how the main living space presents has a measurable effect on offers, and carpet is the largest visible surface in most of those rooms.

The sequencing that works for a listing:

  1. Declutter and remove what is leaving anyway.
  2. Clean the carpet, along with any tile and grout and the sofa if it is staying in the photos.
  3. Let it dry a full day.
  4. Shoot the photos.
  5. Keep traffic light until the listing goes live.

Doing it in the reverse order, cleaning the week before closing, spends the same money after every decision has already been made.

Clean the empty house, not the full one

For a move-out, wait until the truck is gone. An empty unit cleans wall to wall, takes less time, and costs less than the same square footage worked around furniture. It also removes the risk of a dolly wheel or a wet boot crossing carpet you just paid for.

The exception is a furnished listing that needs photos. In that case clean while the furniture is in place, then plan on a second light pass only if the move-out leaves the carpet worse than the photos showed.

What cleaning will and will not fix

Being straight about this saves people money.

It usually fixes: general soil and dinginess, traffic lanes, most food and drink spills, surface pet odor, and the flat gray look that makes a room read older than it is.

It sometimes fixes: older set stains, wicking spots that have come back after a previous cleaning, and pet accidents that reached the pad. These depend on what was spilled, how long it sat, and what was used on it before we arrived. Pet contamination in particular needs to be treated at the source, which we cover in getting pet stains and odor out for good.

It will not fix: bleach spots, dye loss, burns, delamination, or carpet that is worn through to the backing. If the carpet is past that line, cleaning it before a sale is not the right spend. Say so, price the replacement, and let the buyer decide.

The Minnesota timing detail

Most East Metro leases end at the end of the month and most closings cluster there too, which means late month is the busiest window for move-out cleaning in Woodbury, Stillwater, Cottage Grove, Maplewood, and Hastings. Book a week or two ahead if your date is the 30th or the 31st. If you are moving in winter, get the carpet cleaned after the last load goes out the door, because salt and sand tracked in during the move will undo the clean faster than anything else. Can a Minnesota landlord charge me for carpet cleaning out of my security deposit?

Only for what is reasonably necessary to restore the unit to its condition at the start of the tenancy, ordinary wear and tear excepted. That is the standard in Minn. Stat. 504B.178. Traffic lanes and normal fading after two years of living there are wear and tear. A pet accident that soaked the pad, or carpet left with heavy staining, is not. A landlord also has to give you the deposit or a written statement showing the specific reason for any withholding within three weeks after the tenancy ends.

Should I clean the carpet before or after the movers come?

After. Cleaning an empty unit is faster, costs less, and produces a better result because we can reach wall to wall instead of working around furniture. It also avoids the obvious problem of dollies and boot traffic crossing carpet you just paid to have cleaned. The only exception is a listing that needs photos while the home is still furnished, in which case clean before the photographer, not before the move.

How long before a showing or a walkthrough should carpet be cleaned?

Give it a full day. Carpet cleaned with strong extraction and good airflow is usually dry to the touch in a few hours, but scheduling a day of margin keeps damp carpet out of a walkthrough and lets any wicked spot be corrected before someone sees it. In a humid Minnesota August, add fans or run the air conditioning to keep the dry time short.
